Essential Townhouses
Demonstrating RAM’s ability to deliver high-quality residential developments in challenging conditions, Essential Townhouses is the paragon of a successful, mixed-use development project that triumphed in the face of adversity.
Essential at Denman Prospect comprises a total of 53 dwellings, consisting of 33 apartments and 20 townhouses. The development was divided into two packages with RAM delivering the 20 townhouses in Stage 1 under a design and construct contract.
In addition to the residential development, Stage 1 of the project encompassed a comprehensive range of infrastructure improvements, including site servicing, open spaces, extensive landscaping and vehicle access control for residents.

The project posed a particular challenge, construction commencing during the first COVID lockdown. The construction team subsequently had to navigate new requirements in relation to managing sites and the impact of materials and trade shortages.
By leveraging strong management systems and processes, the team was able to effectively navigate and overcome the challenges posed by evolving WHS and logistical requirements, thereby ensuring the project's continued advancement.
The team also implemented several design changes to mitigate supply risks and minimise time and cost impacts on the project.
